July, 2009 Lawrence Real Estate Climate

Located on the Indianapolis Northeast side, Lawrence has always been a popular location for central Indiana residents to live and work. How is the housing market currently looking for the Indianapolis real estate market and specifically for Lawrence homes? Recently, the Indiana Association of REALTORS® released a first-of-its-kind report comparing the home sales across Indiana from July, 2008 against July, 2009. This report that represents 98% of the counties in Indiana is located on Indiana Is Home which is a website dedicated to the goal of homeownership for Indianapolis residents.

Marion County, like many other counties, saw a decrease in Indianapolis homes for sale when comparing the two July months. July, 2008 recorded 1058 homes sold while July, 2009 noted 987, a 6.7% drop. However, there was good news in the price sellers are getting from their homes. In July, 2008, the median price was $96,250 compared to $100,000 in July, 2009. Homes in Lawrence actually saw an increase of homes sold over the year with 142 homes sold in 2008 compared to 150 homes sold in 2009, an increase of 5.6%

If you’re thinking about buying or selling your Lawrence homes, you should know that there are currently 955 Lawrence homes for sale. There is a wide variety of homes available, as the high-end price for homes is $3.2 million. You can also relocate to this area for as little as $13,500. Ratios also tell us that right now about one out of every seven homes listed will sell in today’s Lawrence real estate market. While these numbers aren’t bad, it’s still important to have your home stand out against the rest of the approximately 1000 homes listed in this area. To do so consider the following tips:

Think white, or at least beige. Just because you love an orange sunroom doesn’t mean everyone will. Paint can be one of the least expensive ways to make your home show-ready. Consider removing wallpaper and putting a fresh coat of paint on your walls. And don’t forget about the trim. Giving the trim a freshen up can make your rooms look really crisp and inviting.

Tile the backsplash. Most homeowners love a nice kitchen. It’s the room your visitors most likely gravitate toward as well. When looking at many homes over the course of the day, if buyers love your kitchen, your home will probably stand out in their minds. So, consider adding a simple tile backsplash to add some warmth and character to your kitchen.

Take out the trash. One simple task you can complete for showings is to simply empty the trash before you leave the house. It may seem minor but again, it’s all about setting the mood for your home and if buyers feel like your home is cleaner than the one they saw down the street, it will most likely leave a better impression in their mind.
